Scan #064: Power, airspace and the shortage economy

Eight companies racing to monetise scarce resources: regulatory airspace, electrical power, home-energy flex, specifier attention, and warehouse infill — plus three disciplined incumbents compounding through the cycle.

Today's scan looks at eight companies on both sides of the retail-logistics-insurance-energy-construction map where the gating constraint has shifted from capital to one of two scarcer resources: regulatory airspace and electrical power. Zipline and Prologis are both racing to monetise a shortage before competitors catch up. 1KOMMA5°, Yotpo and Johnson Controls are all betting that software integration beats specialist best-of-breed. Material Bank, Zurich and Floor & Decor are three variations on the theme of a disciplined incumbent widening its moat while the cycle rinses out weaker competitors.

Zipline — Logistics · Emerging. Autonomous drone-delivery operator with 1M+ lifetime deliveries and a fresh $200M at a $7.6B valuation. The open question is whether its million-flight African moat converts into a US commercial network before Amazon and Alphabet scale. P2 unit economics at the Mesquite Walmart site are the next 18-month tell.

1KOMMA5° — Energy · Emerging. Hamburg-based roll-up of European solar, battery, heat-pump and EV installers unified by Heartbeat home-energy software and a dynamic-tariff retail business. $1.35B valuation on €500M-ish 2023 revenue; the question is whether Heartbeat software margin can carry the multiple as installer-margin compresses across Europe.

Material Bank — Supply chain · Emerging. Next-morning marketplace for architectural material samples with a bundling-robot warehouse in Mississippi. $325M raised at $1.9B. The structural threat is Autodesk and ARCHICAD absorbing sampling into the CAD workflow — Material Bank has to embed before specification platforms route around it.

Yotpo — Ecommerce · Emerging. Israeli-born retention bundle (reviews + SMS + loyalty + email + subscriptions) for 500,000 DTC brands. $230M at $1.4B in 2021; now facing acquisition rumours as Klaviyo and Attentive out-feature it on individual channels. 2026 pricing overhaul and AI launch are the credibility tests.

Prologis — Logistics · Well-positioned. The world's largest logistics REIT, now pivoting its power-rich global land bank into AI-era data-center product. ~$100B market cap, 1.3B sq ft, Q3 2026 record rent growth even as warehouse leasing softens. The land bank plus secured power plus Essentials energy services is a 10-year compounder.

Johnson Controls — Construction · Well-positioned. The 140-year-old building-tech conglomerate just emerged pure-play after an $8B Bosch divestiture. ~$23B FY2026 revenue, $14B backlog, heavy data-center-cooling exposure. The Street has not fully re-rated versus Trane — OpenBlue scale-up is the remaining execution risk.

Zurich Insurance Group — Insurance · Well-positioned. $80B-cap Swiss composite with the cleanest capital-return story in European insurance. $8.9B 2025 operating profit, CHF 30 dividend, three straight strategic plans delivered. Valuation is no longer the bargain it was — but Farmers Group fee stream and specialty-commercial expansion continue to compound.

Floor & Decor — Retail · Well-positioned. Hard-surface flooring category killer at 257 stores en route to a 500-store target. Cyclical pressure on comps, management transition from Taylor to Lang in 2026, $400M buyback announced. LL Flooring's bankruptcy strengthened the competitive position; the underlying new-unit economics remain best in US specialty retail.
